Why Should I Use a Buyer Broker Agreement?

A Buyer-Broker Agreement will protect you, the Buyer, and the Realtor representing you. The Agreement is an exclusive contract between the Buyer and the Realtor and outlines the work the Realtor will do for the Buyer while assuring the Buyer that the Realtor has the Buyer’s best interests at heart.

Realtors like these agreements because they know the buyer will be discouraged from working with another agent, thus protecting the agent from putting many hours and much effort into finding a Buyer a home and then losing the sale to another agent at the last minute.

Buyers like the agreement because they’re assured that a Professional advocate is working to save them time and money using their experience, training, and access to market information to negotiate solely on the Buyer’s behalf.

It really is a win-win for both parties.

Of course, there is no law that says a Buyer can’t work with multiple agents, however, Realtors have a code of ethics and as such may not interfere with another Realtors clients, so they wouldn’t want to work with someone who is already represented. When you sign a Buyer Broker Agreement, you are legally bound to work with that Realtor.
